When a Pacific Beach family needed more space but loved their neighborhood and their lot, the answer was to build up. This second-story addition doubles the home's living area while preserving the yard, the mature landscaping, and the relationship to the street that made the property special in the first place.
The critical design challenge with any addition is making it look like it was always there. Too often, second stories look exactly like what they are — something bolted onto the top of an existing house. Our approach was to redesign the entire exterior so that the original home and the new addition read as one cohesive building, with consistent proportions, materials, and architectural language.
The new upper level houses the primary suite, a home office, and a secondary bedroom — spaces that benefit from the elevation, the light, and the separation from the more public ground floor. Views that didn't exist before now define the upstairs experience, with windows carefully placed to capture ocean glimpses and neighborhood canopy.
Downstairs, the existing layout was refined to work with the new circulation. A redesigned staircase becomes a sculptural element connecting the two levels, while the living areas were opened up to take advantage of the vertical volume that the addition creates. The result is a home that feels more spacious on both levels.
This project is a testament to the potential hiding in San Diego's single-story housing stock. With thoughtful design, a modest ranch can become a generous family home — without moving, without demolishing, and without losing what made the property worth keeping.
