Coastal Density, Done Right
This ground-up development brings six residential units to a prime Pacific Beach location near the sand. The three-story coastal modern design makes the most of a tight lot while delivering a building that enhances the streetscape and gives every resident a connection to the outdoors.
The tower form was driven by the site constraints — lot dimensions, setback requirements, and height limits defined the building envelope. Within that envelope, the design stacks units efficiently while ensuring each one receives natural light from multiple exposures. Upper units enjoy ocean views; ground-level units open to landscaped courtyards.
Indoor-outdoor connection is central to the design. Every unit has its own private outdoor space — balconies, decks, or patios depending on the level. The building's form is articulated with recesses and projections that create visual interest while providing shade and privacy for these outdoor rooms.
The material palette reflects the coastal setting. Light-toned stucco, natural wood accents, and large windows give the building a clean, contemporary presence that sits comfortably alongside Pacific Beach's eclectic mix of architecture. Durable finishes were selected to withstand the marine environment while aging with character.
Parking is tucked beneath the building, keeping the street-level experience focused on landscaping and pedestrian access. The entry sequence is designed to feel residential, not institutional — each unit's front door feels like the front door of a home, not a corridor in a complex.
