3761 Logan Avenue takes a vacant infill lot and puts it to work. For a developer client seeking quality rental income, Momentum Architecture designed a new two-story duplex that maximizes the site's potential while contributing a well-crafted building to the Logan Heights streetscape.
The design is Modern Contemporary in style — clean geometry, purposeful massing, and a material palette that reads as fresh without being out of place in the neighborhood. The two-story form makes efficient use of the lot while giving each unit its own distinct presence. Facing the street, the building makes a confident first impression.
Vaulted ceilings are a defining feature of both units. Rather than settling for standard ceiling heights, the design opens up the interior volume to create spaces that feel generous and light-filled. It's the kind of detail that elevates a rental unit from functional to genuinely enjoyable to live in — and that helps attract and retain quality tenants.
Each unit has its own privatized outdoor yard space, providing residents with ground-level outdoor areas that feel like their own. In a neighborhood where private outdoor space is a premium, this was a deliberate design priority. Dedicated parking for each dwelling unit rounds out the package — a practical necessity that also adds to the project's rental appeal.
