The challenge was clear from day one: design a modern home that maximizes ocean views, captures natural light from every angle, and meets one of the most demanding regulatory environments in California.
Coastal Commission requirements, height restrictions, setback rules, and view corridor protections all shaped the design. Rather than treating these constraints as obstacles, we used them as creative drivers. The result is a home that feels open and expansive despite a compact footprint — one where every square foot earns its place.
The floor plan is organized around light and views. Living spaces are oriented to capture the ocean to the west and the bay to the east, creating a sense of being surrounded by water. Floor-to-ceiling glazing dissolves the boundary between indoors and out, while private spaces are carefully shielded for comfort and retreat.
Materials were chosen to endure the salt air and coastal climate while aging gracefully. The exterior palette is restrained — natural tones, clean lines, and durable finishes that won't fight the landscape. Inside, warm wood, polished concrete, and expansive glass create a relaxed sophistication that matches the setting.
A rooftop deck takes full advantage of the panoramic views — sunsets over the Pacific, the lights of Mission Bay, and the sweep of the coastline. It's the kind of space that makes you understand why people build on the coast despite every challenge it presents.
