From One Home to Eleven
This project transforms a dated single-family property into a modern multi-family development with 11 rental units. It's the kind of project that San Diego needs — thoughtfully designed density that adds to the housing stock without degrading the neighborhood.
The site offered an opportunity that many property owners overlook. A single underperforming lot, properly entitled and designed, can become a significant asset. We worked with the owner to analyze the site's potential, navigate the entitlement process, and develop a design that maximizes unit count while maintaining quality of life for future residents.
The building is organized around a central courtyard that provides light, air, and communal outdoor space to all units. This courtyard strategy avoids the double-loaded corridor approach that makes so many apartment buildings feel institutional. Instead, residents move through landscaped outdoor spaces to reach their front doors — a fundamentally more residential experience.
Each unit is designed with efficiency in mind but never at the expense of livability. Open floor plans, generous windows, and private outdoor spaces ensure that even the most compact units feel like genuine homes. The unit mix offers variety — studios, one-bedrooms, and two-bedrooms to serve different needs and price points.
Currently in the design phase, this project represents the kind of thoughtful densification that San Diego's housing crisis demands. When complete, it will replace one outdated home with eleven quality residences — and the neighborhood will be better for it.
